New biomanufacturing lab space to be built in Frederick

State-of-the-art biomanufacturing-ready office space is coming to Frederick County.

Matan Companies recently broke ground on the new Progress Labs at Riverside I in Frederick. Located in Riverside Research Park, the 215,000 square-foot project is adjacent to the National Cancer Institute’s Frederick National Laboratory and just four miles from Fort Detrick.

This project is a significant addition to Maryland’s biohealth cluster, which is home to numerous leading companies and federal agencies and where office and laboratory space for bio companies remains in high demand.

Progress Labs at Riverside I includes an existing 96,000 square-foot building and a 118,000 square-foot expansion to be completed in Fall 2022. With high ceilings and significant column spacing, the facility will be able to accommodate a wide variety of bio companies and their supply chain. Additional amenities include 950 parking spaces, 10 solar charging stations, four truck drops, and 5,800 square-feet of outdoor space.

“We have seen a noticeable increase in the demand for biomanufacturing-ready and support space along the I-270 Corridor,” Mark Matan, Principal, Matan Companies, said. “This started before the pandemic. What has become clear during the pursuit of these opportunities is that there is very limited inventory, thus speed to market is crucial, prompting our decision to move forward with these projects on a speculative basis.”
